PreConstruction Manager


Position requires highly professional and organized teamoriented individual with ability to work in fast paced construction environment. Key requirements are design phase management field experience cost estimating and subcontractor buyout for negotiated Lump sum and GMP projects. Must have field experience.


Areas of Responsibility

• Ability to work with Ownership and the Design team and lead the design phase from the contractor perspective.
• Familiar with reviewing documents at the concept design development and construction document phases with the ability to fill in what is missing.
• Take the lead and work with the construction field team in the development of the site logistic plans and work with third party to create the DOB required Site Safety Plan.
• Communicate and work with the estimating team to develop complete estimates.
• The ability to use OnScreen take off perform detailed takeoffs all components within a project from foundations structure fa ade interiors and MEPs if required to supplement the estimating team.
• Continually develop and solicit feedback on ways to reduce construction costs.
• Constantly conduct valueengineering assessments on plans specs and construction products and provide recommendations to senior management.
• Constantly research new building products and techniques being used in the industry and analyze whether they would benefit our company.
• Lead the buyout phase working with the estimating and purchasing team.
• Work closely with the Contract Administrator to ensure the subcontracts and signed.
  
  

General Technical Skills

• Must be detailed oriented proficient in excel word and Onscreen is beneficial.
• Experience in reading and comprehending plans and specification.
• Should have experience in performing detailed quantity takeoffs from plans.
• Experience working the field as a project manager or superintendent.
• Experience with Procore is preferable.
  
  

Education And Experience


Bachelors Degree in Engineering Construction Engineering Construction Management desirable with 810 years experience in construction industry; or equivalent combination of education and or experience.
